Location: Bella Terra Office, Huntington Beach, CA

Summary:
The Assistant Property Manager will support Property Management for high profile retail centers in Southern California.  

Essential Functions and Responsibilities*: 

  • Act as first point of contact for any tenant and vendor requests 

  • Assist in obtaining bids and awarding contracts 

  • Assist with budget preparation, budget data collection, etc. 

  • Coordinate and schedule vendor access, site visits, property walks 

  • Ensure insurance is filed/compliant 

  • Collect and follow up on outstanding account balances 

  • Upload, process, and code invoices 

  • Mail (scanning and distributing) 

  • Back bill charges onto tenant statements 

  • Send monthly statements 

  • Request and record monthly sales 

  • Draft letters, memos, meeting agendas 

  • Schedule access to vacancies with team members or outside parties 

  • Maintain project, vendor, tenant files 

  • Upkeep contact information for vendors and tenants

  • Manage office supplies and office orders 

  • Assist in move-ins, move outs, evictions, terminations, unlawful detainers, bankruptcy cases, 

  • Attend property walks and meetings 

  • Assist in addressing property concerns, questions, or comments 

  • Update and distribute monthly reports

Qualification and Skills Desired:

  • 1.5-2 years property administration and coordination experience 

  • Desire to grow in property management and operations field 

  • Strong communication and writing skills 

  • College Degree 

Physical Requirements: 

This position requires the ability to occasionally lift office products and supplies, up to 20 pounds. Position also requires you to move inside and outside of the office, and on the property.

This is an exempt position 

Status:
This is a full time position

Salary Range:

$65,000 to $75,000 annually
